General Reminders for Residents - Internal Breaches

Internal Breaches are being issued to Lot Owners.  Please make sure you understand the rules of our Owners Corporation, which are displayed through the building.  Included, but not limited to, are the following:

  • Swimming Pool & Tennis Court closes at 8pm. Gym closes at 10pm. Security fees & Breach Notices will be issued to the Lot Owner if a resident in the area after the closing times. The After Hours fee is a standard fee of  $155 for the call out regardless of whether a Security Guard, Staff Member or Committee Member attends. Doors automatically lock at the closing time.
  • Gym users are required to bring a towel and wipe down ALL equipment used. This includes the yoga matts and weights.  Staff are conducting random checks for these Breaches.
  • 1 guest per household rule applies at all times.  Breach Notices will be issued to Lot Owners for any resident who breaches this rule and the offenders will be required to leave the premises immediately. 
  • Appropriate footwear must be worn in the gym.  Work boots are not permitted.
  • Children under 16 must be supervised AT ALL TIMES in all areas of the facility with the exception of the Gym.  Children under the age of 16 are NOT permitted in the gym.
  • All residents must complete an Induction prior to using the facilities.  This applies to all new Lot Owners who have purchased from a previous Lot Owner with a swipe card and new tenants. Tenants must have permission from the Lot Owner or Managing Agent. 
  • NO SMOKING on Common Property.  There are No Smoking Signs all around the facility, including the Car Park. 
  • Alcohol can NOT be brought into the Facility with the exception of the Function Room. During functions, alcohol can only be consumed in the Function Room, not in the common hallway, car park, lounge area,  or bathrooms.
  • The Lounge area is NOT to be used by guests at a private function in the Function Room.
  • Glass items are NOT permitted onsite due to the high risk of breakage. Broken glass is a hazard to other users of the facility, and if broken glass enters the pool, the resident responsible will be liable for the total cost of the draining, refilling & cleaning the pool.  This includes glass soft drink bottles. 

Breach Notices are issued to any resident who is found to be breaking the rules of the OC, which can result in a swipe card suspension.  Please advise staff if you have any doubts about other residents using the facilities.  We often rely on resident's eyes and we will follow up on any feedback received.
